MVTAB To Make Wish List For Omega Vista Project

The Moapa Valley Town Advisory Board (MVTAB) will meet tonight, January 9 at 7:00 p.m. in the Overton Community Center. The main item appearing on tonight's agenda is a discussion about "Logandale Town Center", a major development being proposed by Las Vegas developer Omega Vista.

The "Logandale Town Center" project proposes 1,970 homes and 13.5 acres of commercial development on 365 acres of ranch land near the center of Logandale. At a November 14, 2007 MVTAB meeting, the developer brought its development plans to the board for approval. But the board voted unanimously to deny the plans; citing excessive residential densities, and a lack of consideration of enough details regarding the project's impacts on the community, as reasons for the denial.

In December, MVTAB members were asked by members of Clark County Major Development team to create a list of what the community wanted from the developer. The list should include amenities and services which, if agreed to by the developer, might produce a green light from the board on the project, County staff members said.

This request came on the morning of the MVTAB's December 12 meeting and was thus too late to be included as an action item on that night's agenda. Nevertheless a lengthy discussion on the subject took place that evening. Furthermore it was determined by the board that it should be included on the agenda as an action item for the next meeting, which occurs tonight.

According to MVTAB Chairwoman, Judy Metz, board members have since been busy working on responses to the request. "We have communicated with each other and with many members of the community and, I think, have each come up with a rough list of what we would like to see," Metz said. "But all of that needs to be sharpened up and finalized at Wednesday's meeting."

Metz also expressed an eagerness to hear input from more of the general public on this issue. She expressed concern that, with the holiday season rush so nearly passed, people may have lost track of this issue. She was worried that valley residents who ought to be heard might end up forgetting about it and staying home.

"This development will bring a really significant change to this community; one way or the other," Metz said. "It will affect all of us who live here. So it is important that people show up and contribute to this process. This is our chance now to ask for what we want. I just hope that people will realize how important that really is to their community."

After tonight's meeting, the item will be heard by the Clark County Planning Commission on Thursday, January 17. It then goes before the Board of County Commissioners on Wednesday, February 20.

Other items on tonight's agenda include a presentation by the Moapa Valley Arts Council regarding an upcoming event; discussion and action establishing a road paving criteria for road paving priorities; and discussion and action regarding the outside storage and hobby auto changes that did not get included in the Moapa Valley Design Overlay.
